FPI Forecast

BearishBullish

80% Confidence

Bullish Case: FPI’s return-surface concentrates highest likelihood around small single-digit returns across holding years, and recent price action is mean-reverting—supporting drift back toward that mode if no disclosure shock. The FPI term-structure graph stays in contango with only moderate near-dated IV, while the IV surface shows much cooler ATM levels than the deep low-strike put tail. SPY’s surface implies less systemic volatility, so idiosyncratic fear looks episodic. Uncertain: whether upcoming filings trigger a NAV/dividend repricing.

Bearish Case: FPI options show heavy downside hedging: puts traded far more volume today, matching the IV surface’s extreme heat at deep low strikes and the widening uncertainty bands in the term-structure graph into 2027. That setup is consistent with market-implied event risk (dividend/AFFO, loan losses, or appraisal-driven NAV cuts). Calibration: my earlier ‘base/rangebound near 10–10.6’ has not held as FPI sits at $9.55. SPY IV is steadier, so the pressure looks FPI-specific.

Potential Outcomes:
  1. 38% -3..+8%: AFFO/dividend coverage ~stable in next 10-Q.
  2. 20% +10..+20%: NAV re-rate; ATM IV drifts down.
  3. 22% -10..-25%: loan-loss/appraisal guidance worsens → dividend cut.
  4. 8% < -30%: liquidity/credit shock → writedown; deep-put IV spikes into 8/21–9/18.
  5. 12% +15%+: recap/buyout premium with 13D/13F accumulation.
Oracle: contango + deep-put IV heat implies outcomes likely cluster around 8/21 & 9/18.
